In order to carry out these strategically important activities, we focus on the areas of technological enhancement, process improvement, quality assurance, and teamwork.
We are looking for an Asset Preservation Program Coordinator to join our team, who will handle the planned maintenance program for all facilities-related assets and location. Maintain a complete inventory of more than 30,000 interior and external locations and more than 16,000 maintainable assets within those locations within the 6,000,000 square feet of internal area on the 150 acre Pittsburgh campus. Develop and maintain planned maintenance tasks, safety plans and spare parts lists for a variety of fixed and moveable assets including paved and landscaped surfaces, building envelope elements, mechanical, electrical and plumbing components, fixed classroom furniture, food preparation and copying equipment. Schedule maintenance plans to meet university schedules and resource availability. Coordinate required inspections of university assets by outside agencies and certified internal personnel. Coordinate account and meter-related activities with utility companies for electricity, water, sewer, steam and natural gas.
Preventive and proactive job plan development. Identify best planned maintenance practices working with manufacturers and other technical experts for each asset type and or unique asset as applicable. Job plans should define and be set up to record critical measurements with Maximo with appropriate alarm points for each asset.
Asset Identification and Classification. Perform and manage field surveys of existing facilities to identify and properly classify assets and functional spaces across campus. Gather this asset information for new and renovated spaces from construction/renovation teams and field verify. Organize information including asset classification, specifications, spare and consumable parts and failure & event coding (including problem, cause and remedy codes) within existing Computerized Maintenance Management System (Maximo) and, as applicable, within Geographic Information Systems (ESRI ArcInfo GIS) and Building Information Management (BIM) systems.
Scheduling and Coordination. Working with central shops, zone crews, facility coordinators and outside contractors, develop schedules and assignments for planned maintenance activities at required or recommended intervals such that activities are performed efficiently and with minimal disruption to campus activities.
Corrective Maintenance Coordination. Monitor and evaluate planned maintenance activity reports. Define, schedule and coordinate non-capital maintenance activities to correct or minimize the impact of identified deficiencies.
Program effectiveness assessment. Periodically perform field inspections to assess effectiveness of planned maintenance program.
Coordinate the creation, modifications and terminations of utilities services to university facilities as such changes occur. Collaborate with utility companies and the contract service (currently ECOVA) that pays the universities utility bills and maintains historic information for utilities accounts.
Coordinate required inspections of assets such as elevators, boilers and pressure vessels by outside agencies. Schedule inspections by certified FMCS personnel and coordinate reporting and responses to outside agencies.
We are looking for someone who can demonstrate a broad knowledge of a variety of building systems including roofs, building envelopes, interior finishes, heating ventilating and air conditioning systems, plumbing and electrical systems. Also have familiarity with maintenance and safety practices associated with a broad range of building-related assets and systems. Demonstrate an understanding of relational data concepts and how such concepts can be used to associate locations, assets and work plans.
Associates Degree, Bachelor's Degree in Engineering preferred
