Job Requisition Number: 24208. Asset Management is responsible for managing the data analysis for evaluating the full life cycle of the campus buildings, systems, assets and infrastructure. Provide analytical reporting and matrix to inform management on building and asset performance, risk assessments, condition and reliability centered maintenance measures. Coordinate preventive maintenance programs for all assets and systems with FS Shop Leadership. Perform ongoing condition assessments for all campus buildings and infrastructure. Manage all deferred maintenance needs thorough our CMMS (Maximo) system.
Under minimal supervision, The Campus Mechanical Assessor reports directly to the ICAMP Program Manager. Performs responsibilities that support the ICAMP program's objectives to inventory and assess all UC owned real property assets at each of the UC campuses, using trained campus inspection personnel. The Campus Mechanical Assessor will perform all Mechanical real property systems, components and assets inspections, inventory and documentation as required by the Integrated Capital Asset Management Program (ICAMP) guidelines. Typical duties include scheduling; facilities mechanical observations and/or surveys, facility maintenance interviews, obtaining and utilizing existing electronic or hardcopy mechanical equipment list, mechanical keyplans and site developed information i.e.; drawings, existing facilities condition assessment reports and other related facilities inventory and condition assessment data.
FACILITY CONDITION ASSESSMENT (FCA) PREPLANNING •Support campus facility mechanical assessments by developing schedules and required materials for facilities observations and surveys, setting up campus facility maintenance personnel interviews, obtaining existing electronic or hardcopy equipment list, mechanical key-plans and site developed information, drawings, existing facilities condition assessment reports and other related facilities inventory and condition assessment data. •Develop pre-inspection packages regarding current deficiencies, systems, assets, building condition and layout. •Coordinate facility shutdowns, with facility personnel, system managers, program staff, and Hazards Control personnel. •Meet with facility personnel to discuss safety and security requirements and make decisions on specific courses of action pertaining to inspections.
FCA INSPECTION MANAGEMENT •Ensure that mechanical inventory and condition assessment data elements meet ICAMP deliverables, and are collected and compatible with both the ICAMP software and campus CMMS. •Ensure mechanical inventory and assessment efforts are in compliance with all University/Campus policies and procedures, including but not limited to, roof access, controlled areas, safety compliance, and environmental policies, etc. Onsite assessment services meet expected results through communication with the UCOP ICAMP Project Team. •Ensure that all major real property mechanical systems, components and/or assets are assessed to support thorough real property inventories and condition assessments, including the provision to gain access to the roof, interior areas, architectural, mechanical rooms and common areas etc. •Assist in reducing the likelihood of assessment effort disruptions of campus activities (i.e., classroom interruptions, interview schedules, etc.) by providing interruption approvals and/or notifications to assessment-affected areas as well as assisting in developing appropriate contingency plans as needed.
FCA INSPECTION CLOSEOUT •Ensure data integrity by reviewing all assessment data for consistency and accuracy. •Create and ensure accuracy of new system items not found in RS Means and Cost Adders in accordance with ICAMP processes. Ensure all documents are updated in the system. •Ensure proper closeout of all inspection task. Coordinate with CAD group for all drawing updates in GIS system. •Review all inspections items in TRIRIGA for accuracy and compliance with our mission. •Review final inspection with shops to ensure accuracy and update on current status of building or system. Works with internal and external agencies/contractors as needed in regards to existing contract terms or to solicit new contracts.•Significant related experience in construction, or maintenance and operations of facility systems or utility site infrastructure systems. •Journeyman level experience in one of the following: Mechanical, HVAC, Steam Systems, or Plumbing system maintenance or equivalent education / training. •Computer skills to utilize various programs and software such as Excel, Word, Outlook and Microsoft Project to manage work assignments, schedules, record keeping, report development, project management, and correspondence; skill to use peripheral devices. •Interpersonal, verbal, and written communication skills to clearly and effectively interact with a diverse group of individuals to secure and/or provide information to clarify situations, resolve problems, and negotiate services and/or agreements. •Skills to analyze, research, compile, organize and extract complex information or problems in an objective manner and derive logical conclusions to provide a sound basis for establishing priorities, selecting appropriate courses of action for pursuit or recommendations to others. •Organizational skills to establish work priorities, manage time and priorities to respond to deadlines, and work on multiple complex tasks maintaining a high level of productivity. •Ability to occasionally lift and transport materials and equipment weighing up to fifty pounds. •Ability to move throughout the campus, including climbing stairs and ladders to inspect work of personnel performing condition assessments. •Ability to work indoors and out of doors, occasionally in environments that are dusty, noisy, or which could have hazards. Education/Training: •Bachelors degree in related area and/or equivalent experience/training This position will be a 2-year Contract Position.
