Under general supervision of Maintenance Supervisor-Housing, a person in this position performs skilled work in the maintenance and repair of HVAC, Plumbing, Carpentry, Painting, and Electrical equipment and accessories in buildings as defined in the Zone Maintenance operating plan. A Senior Zone Tech may also have additional duties of coordinating small projects, training other technicians, and other special administrative or technical assignments.
ESSENTIAL DUTIES AND RESPONSIBILITIES
This position works Sunday - Thursday, 7 AM - 3 PM.
Picks up work requests from Supervisor, assess and completes or passes to Central Shop through approved procedure.
Delivers equipment and supplies for other shifts as directed by Coordinator.
Completes and maintains accurate work time and material records.
Repairs residence hall furniture.
Replaces damaged floor tile and baseboard.
Repairs and replaces damaged door hardware and closures.
Replaces ceiling tile and repair window blinds.
Installs signs, pictures, pencil sharpeners, bulletin boards and toilet partitions.
Performs general carpentry work in the maintenance of buildings, roofs, stairways, partitions, doors, door locks, windows, and screens.
Makes repairs to single phase breakers, circuits, and switches.
Maintains and repairs wiring, light machinery, and electrical circuits.
Locates and corrects power failures and short circuits.
Replaces light bulbs, ballast, electrical receptacles and switch plates.
Operates and maintains all mechanical/electrical systems in assigned buildings.
Repairs and maintains fan coil units.
Changes filters on fan coil units and clean coils during filter change.
Changes belts on fans and HVAC units.
Installs, maintains, and repairs valves, faucets, traps, and other sanitary fixtures.
Assists with painting as part of cyclic painting schedules.
Checks and clears exterior drains, gutters, leaders, etc.
Checks mechanical rooms routinely and resolves problems as directed by Supervisor.
Assists activities of Central Shop as directed by Supervisor.
Cleans and organizes storage areas.
Meets all safety requirements and adheres to standard safety procedures.
Responsible for proper care and upkeep of all equipment used in the course of completing assigned tasks including tools, machinery, and vehicles.
Performs other duties during routine zone work, preventative maintenance, summer blitz, and special projects as assigned by Supervisor.
Carries the on-call phone and participates in the emergency call-in rotation.
High School diploma or GED equivalency.
Must be in possession of a Kentucky Journeyman's (or higher rank) License in any field including Plumbing, Electrical, or HVAC.
Valid Kentucky Driver's License.
Minimum of five (5) years experience in either basic maintenance, carpentry, electrical, HVAC, plumbing or any combination.
