The Junior Building Engineer assists the Chief Building Engineer with all physical operations of the center including general and preventative property maintenance, tenant construction coordination, public safety, housekeeping, obtaining bids, assisting the marketing team with promotions events and other contracted services
DUTIES AND RESPONSIBILITIES
Operate an effective general and preventive maintenance program
Performs daily building, mechanical/electrical/control checks and documentation; initiatives corrective action
Trouble shoots HVAC (Central Plant), plumbing, electrical & Energy Management control systems
Performs basic electrical repairs (Bulbs, ballast and transformers) as needed
Performs monthly roof inspections performs routine maintenance (Roof drains) as needed; documents and addresses/coordinates the repair all roof leaks.
Performs scheduled preventative maintenance tasks, documents results and recommends and initiates corrective action.
Performs basic painting and upkeep of common area walls and finishes.
Remains available for off-hour emergency calls (such as fire alarms, snowstorms, floods, power failure, etc.).
Supervises and administers the tenant construction process for new and renewed tenant leases.
Directs and administers all center contracted services and vendor suppliers.
In conjunction with the Loading Dock Manager, oversees the operation of the loading dock, trash remove, tenant and resident move-in/move-out.
Assists in Fire Safety System testing and maintenance.
Provides feedback to supervisor regarding tenant satisfaction or complaints.
Communicates to tenants about usual events or conditions that may cause disruption in business or service.
Demonstrates safety precautions and mature judgment in use of company vehicles, equipment and supplies.
Assists with the preparation of operational reports for regional/corporate managers/ownership as needed.
Assists the Marketing Team with all events and promotions setup and teardown as needed
Works effectively with the General Manager to implement the Specialty Retail and Sponsorship programs so as to maximize property income.
Complete assigned To-Do list tasks in a timely manner, as directed by the General Manager.
Perform miscellaneous duties as assigned.
Mechanical equipment areas, non-air conditioned shop, Management office, tenant’s spaces and outdoors (all seasons). The position requires use of a ladder/high lift and a significant amount of walking.
Minimum of 12-month vocational technical training program in building system maintenance, including HVAC, energy management systems, plumbing, electrical, welding, controls and blueprint reading, One to two years’ experience in building operations. Ability to perform physical labor typically required in the maintenance, care and operation of a commercial property, including the ability to lift up to 80 lbs. and reach shelves up to 8 feet high. Good communication skills to communicate effectively with tenants, contractors & all Bucksbaum Retail Properties employees. Must have reliable transportation for occasional travel to other local properties and corporate office.
