The University seeks a Director of Facilities Maintenance who has a proven track of leadership and success managing facilities maintenance services for a campus environment or multi-site portfolio. The selected candidate is an effective leader who has excellent interpersonal, communications and relationship building skills. The Director of Facilities Maintenance routinely interacts with University administration, including Public Safety, Residence Life, Student Life, Deans’ Offices and Athletics. This position ensures prompt and exceptional facilities maintenance service delivery for all campus constituents.
The Director of Facilities Maintenance oversees all aspects of facilities maintenance for the University campus, its associated properties, and the physical plant.
The position manages the out-sourced Plant Operations and Grounds contracted services. This includes overseeing their adherence to contractual service levels and specifications, as well as coordinating and prioritizing the facilities related workflow in conjunction with the outsourced service provider on-site managers.
The selected candidate will be responsible for developing and optimizing the physical plant preventative maintenance schedules and matrix. The DFM will confirm preventative maintenance schedules are accurate and entered into the work order management system. They will ensure minimal downtime of campus assets by proactively identifying and correcting deficiencies in a timely manner.
The Director of Facilities Maintenance is responsible for managing and adhering to the facilities maintenance budget.
In conjunction with the AVP for Facilities Maintenance and Campus Operations this position assists in the development and management of all campus capital projects.
The selected candidate oversees the Facilities Management department emergency response program, policies and procedures and updates them, as necessary. The Director of Facilities Maintenance has 4 general maintenance technician direct reports.
The position will be required to perform other duties as assigned by the Assistant Vice President for Facilities and Campus Operation.
The Director of Facilities Maintenance is an on-call position and is required to be available to respond to campus emergencies, as necessary.
Required Skills & Abilities:
Extensive experience managing complex facilities operation. Knowledge of facility construction and building systems, including, but not limited to mechanical, electrical, plumbing, and emergency power systems, roofs, building facades and their associated operation and maintenance. Experience with building and campus power shutdowns and emergency response leadership is preferred.
It is essential that the successful candidate possess the ability to lead, manage and balance competing tasks, priorities and deadlines, in addition to completing all assigned projects on time and within budget while maintaining the University’s commitment to exceptional quality.
Be able to understand building and site plans, design specifications, and manufacturer's instructions and recommendations to ensure the correct configuration of equipment and components, verify their proper installation, and remedy issues as required.
This is a designated emergency leadership position and the selected candidate will be required to respond to campus emergencies, both natural and man-made. This includes oversight of snow removal services, storm clean-up, and after-hour/ weekend call-ins.
Be able to communicate effectively through email, cell phone, telephone, voicemail and two-way radio systems. Proficient with computer software including Microsoft Office suite and Google documents. General Building Management System software experience is required. Knowledge of the TMA work order application, Keri Access Management, Best lock system and other similar facilities specialty software a plus.
Normal mobility to move around construction sites. Able to bend, stoop, twist, climb up and down ladders. Able to lift and carry 50 pounds, including up and down stairs.
Strong English verbal and written communication and interpersonal skills are required. The successful candidate will be able to clearly and effectively lead and communicate in a team environment. Willingness and ability to periodically work overtime hours during evenings, nights or on the weekends and respond to emergency calls after hours/weekends.
Education and Experience:
Bachelor’s degree preferred; significant experience may be substituted for education. 10-12 years of Facilities Management supervisory experience for a campus environment or multi-site portfolio is required. 15 years of facilities management supervisory experience is preferred.
