Helps Executive Director supervise maintenance staff
Performs a variety of work in the general maintenance and repair of buildings, facilities and equipment, as well as related duties as assigned by Executive Director of Maintenance
Maintains work order system and provides timely and accurate communication to requisitioner (will be trained on OCU program)
Problem solve maintenance issues
Ordering of parts
Support maintenance techs in their assigned duties
Snow removal and grounds support (both labor and management)
Support campus events
Assist with offsite building management
Assist with rental property management
General maintenance and repair, along with a variety of work in the maintenance and repair of buildings and grounds on campus and at various facilities/sites including carpentry, electrical, plumbing, glazier, masonry, and painting tasks
Repair and treat structures such as floors, showers, sinks, walls, roofs, and carpets
Perform minor troubleshooting, repair and adjustment of locks on doors, cabinets, desks and closets
Change filters on heating ventilating and air conditioning units
Service appliances, kitchen and emergency equipment
Move and assist in moving furniture and equipment at various facilities/sites
Exercise discretion in identifying projects requiring the services of a higher skilled crafts person
Assist in obtaining quotes and arrange for services with outside vendors
Annotate the updated work logs for specific site requirements
Activate and deactivate building alarms and respond to alarm calls during and after regular work hours
Maintain clean, safe and orderly work sites
Education, Training and Experience: Any combination of education, training and experience which demonstrates ability to perform the duties and responsibilities as described, including related work experience in one or more of the building trades.
Knowledge of: oMethods used in maintenance including basic knowledge of the following trades: carpentry, plumbing, glass replacement, painting, masonry, grounds keeping, appliance repair, and electrical wiring oStandard practices and tools used in the maintenance and repair of building facilities oSafety practices and procedures related to the building trades oBasic math oComputers oBuilding maintenance and construction oEffective building processes and technology
Skill and Ability to: oEffectively use a variety of hand and power tools oOperate a forklift oRead blueprints oReview and identify projects needed to be serviced by outside contractors oFollow oral and/or written instructions oCommunicate effectively in both oral and written form oMaintain work logs oEstablish and maintain cooperative and effective working relationships with those contacted in the course of work assignments oOperate assigned vehicles. Possession of a valid driver's license is required oWork outside in inclement weather
