Primary purpose of this position is to plan, organize, oversee and direct, the maintenance and repair of all aspects of buildings to include, but is not limited to: the electrical and mechanical systems involving air conditioning, heating and ventilation; associated utilities as well as the maintenance and operation of building utility systems involving domestic and chilled water, electricity, gas and sanitary sewage; building structures (roofing, windows, siding, fascia, gutters and downspouts, interior finishes, walls, cabinets, locksmith, flooring (all types), and any other carpenter or buildings maintenance work.
Ensures responsive, timely and thorough responses to the needs of the College community using collaborative and well communicated approaches with stakeholders at all levels. Focuses on Facilities being the preferred maintenance team for the College especially emphasizing customer service and maintenance in the residential halls.
Focuses on supporting the faulty and students of the College community first in all decisions that are recommended or made.
What You'll Do
Responsible for the management and supervisory oversight of all building and utility maintenance on all three campuses.
Maintenance and repair of all academic, administrative, residential, and auxiliary buildings and structures, including: Building structures: interior finishes (all flooring, painting, wall protection, locksmith and security, and all components, minor internal project work, and so forth), exterior (roofing, siding, windows, gutters, downspouts, sidewalks, and so forth); Building systems: plumbing (water and sewer), electrical and mechanical systems associated with heating (electrical or boiler including decentralized and centralized plant), air conditioning and related chillers, fans, pumps, motors, ducting, and heat exchangers, and so forth;
Directs the maintenance and operation of the building utility distribution system involving chilled and domestic water, electricity, gas, steam and the campus tunnel system, including cathodic protection. Works with the Dir. Operations for Facilities in planning, organizing, and directing the operation and maintenance of utility production facilities such as those for steam, electrical and energy plant.
Serves the supervisor and leader with best practices, innovative solutions and developing a proactive culture within the department.
Ensures that work conditions are safe and conducive to efficient operations in cooperation with the Risk Manager and provides safety and environmental compliance information to the Risk Manager as required per timelines.
Ensures that staff follow safety procedures, policies ,and guidelines as outlined by the College and/or per OSHA.
Develop and implement training programs in conjunction with the Risk Manager designed to enhance employees' productivity, safety, morale, and use of standard methods and materials; implements use of new methods, systems, and materials; trains and orients new personnel to perform effectively through formal training and in-service training methods.
Determines maintenance personnel needs as well as requirements for supplies, materials, equipment and maintenance contract hire, and prepares yearly budgets accordingly.
Continuously monitors expenditures in all categories to assure that the budget is not exceeded and that funds are effectively utilized. Engages, plans and schedules subcontractors for minor items within purview when needed to assist in maintenance, repair requirements, and conducts inspections to assure that work performed meets requirements.
Delegates work to the Lead and to subordinates and oversees their performance. Completes all performance evaluations on time and works with staff and HR on any employee performance issue.
Performs other tasks to include special studies that involve technical investigation and analyses and recommends solutions to unique engineering and administrative problems as may be required by the Dir. Operations.
Respond to emergencies to minimize inconvenience to campus community.
Supervise, hire and evaluate staff, and be responsible for scheduling of work through coordination with lead workers. Verifies work is completed per standard requirements and quality by completing regular compliance inspections and providing feedback to employees in a timely fashion.
Responsible for inspection of work performed by department employees/outside contractors and provides technical assistance.
Work with Director of Operations and department leaders to identify areas of operational improvement that align with and support departmental goals and institutional strategic needs.
Develop and execute a prioritized initiative plan based on identified challenges, goals, etc. Utilize the plan to initiate and delegate project ownership.
Defining, recording, and reporting key performance indicators and project outcomes for the purpose of improving the quality of both tactical and strategic decisions.
Develops and conducts ‘internal audits’ of groups within the department to set a baseline and measure progress regarding improvement initiatives.
Completes cost estimates and material take offs for internal projects and larger repairs and provides this information to management for review as requested.
Reviews existing plans for work to maintain accurate as-builts and oversees staff completing this task also.
Establishes and conducts a preventive maintenance program of scheduled inspection and repair of all building components for staff to conduct as required which includes, but not limited to: roofs and roofing components, siding/exterior painting, walkways, plumbing, electrical, mechanical equipment, and other systems, equipment and facilities to assure proper operation and to correct malfunctions before major breakdowns develop. Works with other staff to oversee smaller vendors contracts for test, inspection, and repair work. Establishes building maintenance inspections on a periodic and recurring basis.
Associate degree (A.S., A.A.) or two-year technical certificate (or 2-3 years of College); An Associate (AA) degree in Facilities Technology or Mechanical Systems or equivalent with a minimum of 10-years of experience working specifically in HVAC field (such as a completion of an apprenticeship and AA program both)
Must have a minimum five years of experience in customer service or consultant service focused on cost effective, best practice organization
A minimum of 5 years of experience supervising or leading people, leading projects, and managing customer expectations
Nice to Haves
Bachelor’s degree in Mechanical Engineering or equivalent is preferred with a minimum of 10-years of experience in REPAIR and MAINTENANCE along with design, operation, engineering; OR a bachelor’s degree in some other area of Engineering or study is acceptable with a minimum of 12-years of specific Facilities Management experience focusing in the mechanical field in repair and maintenance arena
