This position will be based out of our Baltimore, MD location.
The Project Manager is responsible for managing the business of Roofing service, installation, maintenance and repair, and serving clients of commercial properties, industrial and institutional facilities.
Complete responsibility for assigned project from start to finish.
Work with Superintendent to pre-plan the execution of project and develop project schedule.
Manage contract -- develop schedule of values and ensure that contract language matches company prepared estimates.
Prepare project binder for Superintendent and Foreman that contains project information, scope of work, budgets, productions, site layout plan, drawings, specs, etc.
Develop safety plan and documentation. Ensure the necessary safety content is included in the project binder.
Coordinate and lead the project handoff meeting.
Review plans and specs to ensure all project requirements are met.
Produce, manage, and track the project submittals.
Manage detailing and engineering vendors and oversee drawing submittal process.
Coordinate with Superintendent, Estimator, and vendors to do the buyout of the materials and subcontracts. Work with Administrative team to generate PO’s and subcontract agreements.
Coordinate with vendors and Superintendent on the delivery of materials.
Write RFIs and coordinate communication between the client and the Company.
Participate in jobsite walks and meetings with clients and Superintendents prior to project start to address site conditions and during active projects to monitor site progress.
Coordinate with Admin department to ensure accurate and timely billing of all projects.
Assist Superintendent in coordinating the work with other trades and our subcontractors.
Document, track, and create change orders to ensure payment for all extra work. Negotiate change orders with clients.
Assist in identifying and managing safety issues and concerns on projects.
Manage costs on projects to achieve budgeted profit margins.
Update and maintain an accurate project forecast in PFP.
Resolve issues of design and contract compliance with the general contractor and/or architect.
Assist in maintaining coordination and communication required on projects between Contractors, Sub-Contractors, Engineers and internal project management team.

Skills/Qualifications of the Service Manager include:
Experience in a supervisory/management role in a construction environment, preferably in the commercial roofing and building envelope industry
Strong management, delegation, planning, and leadership skills
Strong communication and organizational skills
Ability to multi-task and possess strong problem-solving skills
Ability to work in a fast-paced environment
Proficiency in MS Office Suite. Ability to quickly adapt construction software training to efficient implementation of those processes
Background in sales and business development
Roofing or Architectural Panels knowledge is desired.
