We are in search of a Maintenance Supervisor to provide a customer-centric focus to the overall property maintenance service and repairs in the areas of HVAC, plumbing, carpentry, painting, plastering, machine, and electrical work. This position supervises the work of employees and vendors, provides maintenance and upkeep of buildings and equipment, and carries out the repairs at a designated property. The Facilities Supervisor ensures a high level of professional services for residents on property, responds to service requests, establishes a preventive maintenance schedule, prepares units at turnovers, and helps to plan and execute capital improvements. The Facilities Supervisor will also have supervisory responsibility for the operation of major building systems, life safety system, and general safety procedures. Those in the Maintenance Supervisor position may also be asked to assist other properties. Serves in an “on-call” capacity, except during approved PTO periods. The Day to Day The activities listed below are not all inclusive. However, they are indicative of the type of activities normally performed by the Facilities Supervisor. - Trained operator of BacNet protocol integrated building automation systems, including ability to monitor, and run reports.
- Manages all building services and preventative maintenance programs to the best of industries practices, the Scion’s Standard Operating Procedures, and in compliance with the State/Federal Govt./OSHA’s Codes/regulations. Ensures compliance with OSHA and other industry’s required trainings.
- Supervises the day to day operations including but not limited to heating, ventilating, air conditioning (HVAC), plumbing and piping, fire protection, and general building maintenance and troubleshooting, building automation systems and building maintenance systems.
- Monitors systems and provides diagnostics, preventative maintenance, annual testing, permitting, certification for all major building systems including, but not limited to: chilled water systems with fan coil units, air handling units with outside condensers including roof top units (RTU), building stationary boilers, hot & cold water distribution systems (plumbing, pressure/pneumatic/storage tanks, variable frequency drive (and pumps & motors), domestic hot water heaters, building automation systems (BAS), electrical distribution systems, switchgears and controls, generators, uninterrupted Power supply (UPS), elevators and lifts, parking structures (ventilation/drainage Systems, T-Joints), entrance & exit Gates and overhead doors, shingled/tarred roof, TPO membrane roofing system, EIFS, brick, vinyl, & cementitious sideboard, ACP, curtain walls, insulated glass units (IGUs).
- Responsible for operating and management of all life safety systems including fire pumps, fire alarm monitoring panels, dry/wet sprinkler systems, visual and audible alarms, back flow preventers, smoke detectors, CO2 sensors/alarms, fire extinguishers, emergency lighting, means of egress, fire dampers.
- Manages the facilities/maintenance technicians to ensure all service requests are completed within Scion standards and are appropriately and accurately documented.
- Manages facilities budgets, using appropriate business software.
- Reviews completed work to verify conformance to standards or repair requirements.
- Ensures all emergency, routine maintenance/repairs are carried out in a timely and professional manner.
- Responds promptly and effectively to all safety/risk management related issues at the property.
- Reviews completed work orders for accuracy of labor hours, material's cost, and track recurring equipment failures.
- Conducts regular inspection tours of buildings, interior common areas and the exterior of the property, equipment and surrounding grounds for deficiencies, potential safety, health, or code problems and necessary repairs.
- Prepares written reports summarizing findings, and advises other building users as appropriate, of the findings.
- Provides recommendations for dealing with problems noticed in inspections.
- Oversees and supervises “Turn” preparation including the prompt inspection of vacated units, makes appropriate repairs and charges, and ensures completion as scheduled.
- Inspects vacant units after repairs and maintenance have been completed to determine quality of work performed and readiness for occupancy.
- Works directly with General Manager to maintain inventory of parts, tools, and supplies to maintain inventory within budget.
- Maintains shop appearance and all mechanical, supply, electrical and storage facilities on site.
- Ensures proper maintenance of equipment to ensure warranty compliance and extended useful life.
- Oversees all other contracted work in the building. Obtains bids and negotiates prices with vendors and contractors, as approved by the General Manager or the Regional Manager.
- Coordinates deliveries, schedules and performance of all facility related vendors.
- Ensures proper safety procedures are being followed; Personal Protective Equipment is used, and health & safety policies are enforced.
- Manages process for keying and coring/coding of locks and maintains lock procedures, log books and protocols for key management and security.
- Effectively implements standard operating procedures and preventive maintenance programs according to Scion’s standards.
- Escalates unique or urgent repairs/replacements to General Manager and Regional Facilities Manager.
- Maintains records on all major systems including maintenance manuals, manufacturers cut sheets, warranties, and equipment specifications.
- Works closely with the General Manager and Regional Facilities Manager to manage, formulate and track facilities and capital budget.
Team Member Management - Trains and holds all team members accountable for delivering a high level of service.
- Hires, trains, and develops facilities team members.
Qualifications - High School/GED, Trade School or Military training is required. Post-Secondary education such as Associate’s Degree or Vocational Degree is preferred.
- Minimum five years of relevant experience managing building system in multi-units’ residential properties are required, out of which minimum of two years should be supervisory experience.
- Minimum two years’ experience with building automation systems, and life safety systems required.
- OSHA experience preferred, or training must be completed within three months of employment
- EPA 608 Universal Certification Required
- The Certified Pool Operator (CPO) required or must obtain within six months of hiring responsible for the operation of swimming pools and spas.
- HVAC certification and good working knowledge of HVAC required.
- Prior experience with apartment move out, make ready, and move in process is required.
- Expertise in plumbing, HVAC, electrical and mechanical systems as well as generally accepted maintenance practices.
- Knowledge of relevant building systems and maintenance techniques required, appliance repair, light carpentry, plumbing, electric and general maintenance.
- Operates with a safety mindset with all procedures and activities at work.
- Ability to read and interpret documents such as design drawings, blueprints, safety guidelines, operating and maintenance instructions and procedural manuals.
- Basic computer working knowledge including Microsoft Office, CMMS, required. Experienced with data entry for tracking service requests, turnovers, preventative maintenance, inventory control and budgeting.
- Possession of valid driver’s license.
- Ability to supervise, train and evaluate the work of others.
- Ability to manage multiple project simultaneously, set priorities and meet deadlines required.
- Budget management skills preferred.
- Ability to work both independently with a high degree of initiative and collectively as part of a team required.

Working Environment and Physical Demands: Extensive mobility including the ability to lift 100 lbs. as necessary, as well as ability to kneel, crouch, crawl and climb to reach items in need of repair Must be able to stand for long periods of time (8 hours or more per day) to perform the following physical activities: bending, climbing step ladders, lifting, carrying, grasping, gripping, turning, reaching above shoulders, pushing and pulling, climbing stairs; stooping and squat kneel.
