Rutgers, The State University of New Jersey, is seeking a Operations Area Manager for University Facilities. Under the guidance and supervision of the Associate Director of Facilities or designee at the New Brunswick Campus, plans, initiates, estimates, and coordinates all the activities of personnel for all the outlying area properties occupied by Rutgers University Personnel. The position distributes work orders for the repair and maintenance of the assigned facilities.
Among the key duties of this position are the following:
Develops and implements preventative maintenance programs for buildings and equipment as well as Environmental Services Personnel.
Coordinates with other departmental supervisors, maintenance personnel, and contractors on the repair, maintenance, and operational needs of Physical Plant, electrical, and mechanical systems.
Supervises and schedules personnel.
Motivates personnel to set standards of behavior between maintenance personnel and others that they come in contact with during the performance of their duties.
Responsible for planning and scheduling work with any and all personnel to derive the expected outcome.
Determines work priorities for the group at each location or individual most capable to perform work.
Conducts site inspections and surveillance of the work performed by personnel to ensure a fair evaluation of work performed to ensure work integrity.
Provides training of personnel as the need arises.
Minimum Education and Experience:
Bachelor's degree in engineering or related field or an equivalent combination of education and/or experience.
A minimum of five (5) years of industrial experience in building systems, electrical and mechanical operations, and repair.
Required Knowledge, Skills, and Abilities:
Supervisory experience and strong interpersonal and organizational skills.
Familiarity with computerized maintenance management systems, knowledge of building codes, and the ability to troubleshoot mechanical, electrical, and building systems is necessary.
Excellent communications and computer skills.
Use of personal vehicle in order to travel for business demands; a valid driver's license would be required for this position.
Experience in Microsoft Windows, Internet and e-mail.
Knowledge of University Purchasing system a plus.
Physical Demands and Work Environment:
Extensive travel ensuring the maintenance and integrity of properties located across the state performing aforementioned duties and oversight of the respective buildings for the outlying areas.
Ability to climb ladders, walk on roofs to oversee work of crafts and vendors, and traverse by foot properties for oversight of buildings and job duties.
